How to Calculate Five-Year ARM Mortgages
An ARM is an adjustable rate mortgage, which is a home loan that has an interest rate that can change over the life of the loan as market rates change. A five-year ARM mortgage has a fixed rate for the first five years, after which the interest rate will change periodically. Because the interest rate is only fixed for five years, you can only guarantee what your monthly payment will be for the first five years. Each time the interest rate adjusts after that, you will have to recalculate your monthly payment based on the interest rate.

Instructions
1)Calculate the monthly interest rate on your loan by dividing the annual interest rate, expressed as a decimal, by 12. For example, if your ARM started with an interest rate of 7.14 percent, you would divide 0.0714 by 12 to find that the monthly interest rate would be 0.00595.
2)Calculate the total number of payments in the loan by multiplying the number of years in the loan term by 12. For example, if your ARM had a total term of 30 years, you would multiply 30 by 12 to find that you would make a total of 360 payments.
3)Multiply the amount you are borrowing by the monthly interest rate. In this example, if you were taking out $231,000, you would multiply $231,000 by 0.00595 to get 1374.45.
4)Add 1 to the monthly interest rate expressed as a decimal. In this example, you would add 1 to 0.00595 to get 1.00595.
5)Raise the result from step 4 to the negative Nth power, where N is the number of monthly payments that will be made over the life of the loan. Continuing the example, you would raise 1.00595 to the negative 360th power to get 0.118167436.
6)Subtract the result from step 5 from 1. In the example, you would subtract 0.118167436
from 1 to get 0.881832564.
7)Divide the result from step 3 by the result from step 6 to calculate your monthly payment for the first five years of your ARM mortgage. In this example, you would divide 1374.45 by 0.881832564 to find that your monthly payment would be $1558.63.
8)Recalculate your monthly payment when your interest rate changes using the new interest rate, the number of monthly payments remaining for the term of the loan and the outstanding balance of your mortgage instead of the original amount borrowed. For example, if after five years you had $217,766.18 as the balance of your loan (see Bankrate’s loan amortization schedule), you would use that instead of the amount borrowed. If your interest rate increased to 8 percent, you would use 0.08 as your annual interest rate. Since you had 25 years left on the term of the loan, you would have 300 payments remaining
